
We provide a choice of either unbundled
(fee for services) real estate services to only Sellers or the
choice of a fixed percentage of a transaction. If you
choose the fee-for-services option you order, and pay, only for the
services you need.
Note that because you pay for the service
whether or not your home sells you are taking on
that risk. Just as with your accountant, dentist or attorney
you incur charges - some you are required to pay in advance (a MLS
listing fee, for example) others can be invoiced or paid through
escrow.
Our fixed percentage professional service
fee is available to either Buyers or Sellers so long as the property
purchased/sold is at least $225,000 in value. There are a number of
alternative scenarios, so if you are interested in a percentage
professional fee please request a free proposal.
For Sellers:
CMA - Competitive Market Analysis & Marketing
Plan -
Pricing recommendations: This identifies the asking price for your
house and takes into account home warranties and financing
incentives based upon current market conditions; in essence is a
advertising and marketing plan and includes a Seller’s Net Sheet
(estimate of transaction costs and net proceeds to
Seller)... $285
Contract review (RRI is not involved in completing
paperwork) - RRI reviews at all paperwork completed by
buyer’s agent, buyer or seller (includes ‘standard real estate
contract’, Seller’s Real Property Disclosure, Duties Owed &
Confirmation of Agency forms, any Home Owner’s Association (HOA)
forms required by State law, but specifically excludes review of HOA
budget and enabling documents)....$590
Contract preparation - RRI completes all
necessary paperwork to comply with the Nevada Revised Statutes
including Offer and Acceptance, Duties Owed, Confirmation of Agency,
Seller’s Real Property Disclosure and any HOA forms, if

Multiple Listing Service - MLS
You wish to sell your home and want to
expose it to the greatest amount of potential real estate agents and
buyers. Greater Las Vegas Association of Realtors MLS which is
linked to Realtor.com and LasVegasRealtor.com. Includes electronic
keysafe and 6 digital photos. The photos are uploaded to the MLS and
used on our web site; Seller will be provided with a copy for
his/her use. You will also be listed on our web site; RRI is listed
as representing the Seller.... starting at $650 for
single family detached; starting at $750 for single family attached
or a detached home in a planned unit development
(CIC/HOA).
A ‘typical’ buyer-broker or 'co-op' fee for residential
property is 3% of the gross sales price but can be any amount
including a flat fee; it is totally negotiable.
However, to be listed in the MLS there has to be 'some' compensation
offered.
Flyer - Classified Advertising
Full color flyer creation: side one
includes photos, clip art, text, etc; side 2 includes contact
information, floor plan. RRI takes photos.
